Some say that the choice of letting agent is the most important decision for the landlord or investor looking for long term gains from renting out residential property.

It is not hard to see why.

A good agent should be able to:

  • Advise you on location if you have not yet bought the rental property
  • Advise on redecoration or refurbishment to make your property ready to rent
  • Find you a good tenant quickly at a fair rental
  • Put the legal and management framework in place with standard documentation
  • Deal with any tenant issues, including repairs, throughout the tenancy quickly and efficiently
  • And bring the tenancy to a smooth conclusion, finding a tenant to replace the outgoing one, thus minimising voids throughout the tenancy.
  • The degree of success with these factors can have a significant effect on the financial returns from residential property investment and protection of your asset.

While financial returns are important, landlords and investors also want to know that their property is being well looked after and that other monies involved in the tenancy such as rent and deposits are safe. We are landlords and investors ourselves so we know how important these concerns are.

Finding a tenant

We have many resources which we draw on when it comes to finding the right tenant. This could be from one of our many contacts within Hull's 'blue chip' companies or one of many local estate agencies that pass rental enquires to us, or it could be as simple as our very distinctive boards.

All tenants are vetted by using an independent referencing agency; they check thoroughly all aspects of their professional and financial history as well as making sure they are who they say they are.

As an extra protection for your property a security deposit of at least one months rent is required from the tenants and this is only returned (without interest) if the property is left in a satisfactory condition.

Legal documents

Once a suitable tenant has been found with satisfactory references we will prepare and complete the tenancy agreement.

Management of your property

This can be done in many different ways, we will manage your property exactly to your specification and we will assist with the creation of a management regime which is to your satisfaction.

Payment of Rent

The rent is paid on a monthly basis either by sending a cheque or BACS transfer into the landlords bank together with a statement for your records.

Notifying the utilities

We will notify the relevant utilities when tenant has vacated the property and again notify them when new tenants re-occupy the property.

Inventories

Prior to letting a detailed inventory can be drawn up, at the cost of the Landlord.

Keys

We will require two sets of keys one for the tenants and one for our file.

Insurances

It is wise to ensure existing insurances such as buildings and contents cover the risks associated with renting your property, if not we can provide you with a no obligation quotation and arrange a suitable policy.

We can also arrange rent guarantee protection to help alleviate any worries you might have if your tenant doesn't pay the rent, these plans will also assist with the legal costs of evicting such a tenant.

Landlord safety checks

Landlords have a duty to ensure that the premises, fixtures, fittings and appliances are safe. Marlin recommends that you have all appliances which burn fossil fuel serviced regularly.

All tenants must receive a current gas safety inspection certificate before the start of the tenancy. (This certificate is a requirement by law Gas safety Installation & Use regulations 1994)

Income Tax

Liability to income tax on you rental income is dependant on your personal circumstances, further information can be provided on request or by contacting your accountant.

Repairs and Maintenance

If you wish we can arrange for any necessary repairs or maintenance work on your property such as re-decoration or general repairs.

Fees

  • Full management normally 11% plus VAT although if we are asked to manage portfolios of property we are more than happy to negotiate our fees.
  • Letting only service is a fee of two weeks rent plus VAT.
  • Fee for the preparation and completion of the tenancy documentation £100.00 plus VAT.
  • Completion of a detailed inventory - Fees on request.
  • Press advertising - Fees on request.
  • Rent guarantee plan (2.6% of the monthly rent).
  • Landlord's buildings and contents premiums on request.
  • Empty Property - grass cutting, light gardening, mail forwarding and security checks - fees available on request.
