We have many resources which we draw on when it comes to finding the right tenant. This could be from one of our many contacts within Hull's 'blue chip' companies or one of many local estate agencies that pass rental enquires to us, or it could be as simple as our very distinctive boards.
All tenants are vetted by using an independent referencing agency; they check thoroughly all aspects of their professional and financial history as well as making sure they are who they say they are.
As an extra protection for your property a security deposit of at least one months rent is required from the tenants and this is only returned (without interest) if the property is left in a satisfactory condition.
Once a suitable tenant has been found with satisfactory references we will prepare and complete the tenancy agreement.
This can be done in many different ways, we will manage your property exactly to your specification and we will assist with the creation of a management regime which is to your satisfaction.
The rent is paid on a monthly basis either by sending a cheque or BACS transfer into the landlords bank together with a statement for your records.
We will notify the relevant utilities when tenant has vacated the property and again notify them when new tenants re-occupy the property.
Prior to letting a detailed inventory can be drawn up, at the cost of the Landlord.
We will require two sets of keys one for the tenants and one for our file.
It is wise to ensure existing insurances such as buildings and contents cover the risks associated with renting your property, if not we can provide you with a no obligation quotation and arrange a suitable policy.
We can also arrange rent guarantee insurance to help alleviate any worries you might have if your tenant doesn't pay the rent, these plans will also assist with the legal costs of evicting such a tenant.
Landlords have a duty to ensure that the premises, fixtures, fittings and appliances are safe. Marlin recommends that you have all appliances which burn fossil fuel serviced regularly.
All tenants must receive a current gas safety inspection certificate before the start of the tenancy. (This certificate is a requirement by law Gas safety Installation & Use regulations 1994)
Liability to income tax on you rental income is dependant on your personal circumstances, further information can be provided on request or by contacting your accountant.
